These draft terms describe what Lease Variety does, what it charges, and the limits of its role in a lease transfer.
Our role
Lease Variety operates a marketplace that helps a current tenant present a remaining lease term to prospective replacement tenants, and helps organize the documents a landlord or property manager typically requires.
We are not a party to your lease, not a law firm, not a property manager, and not a consumer reporting agency. We do not provide legal advice.
Fees
The total service fee equals 50% of one month’s rent as stated in your case. It is billed in two equal installments: the first after a replacement tenant is approved, and the second after the lease transfer is completed. Fees, charges, or obligations imposed by your landlord under your existing lease are separate and remain yours. The first installment is refundable if the transfer does not complete; it is otherwise credited toward the total fee.
Landlord control
Any transfer, assignment, or sublease depends on the terms of your existing lease and on approval by your landlord or property manager. We do not guarantee approval, timing, or any outcome.
Your responsibilities
You agree that information you submit — including your lease, stated rent, and listing details — is accurate, and that you have the right to share it. Listings must comply with fair housing law.
Payments in this version
Payment processing is modeled and not live. No card or bank details are collected, no funds move, and nothing on this site is an escrow arrangement.
